Cameron Green Estate phase 1 ready for occupation
The first phase of Cameron Green Estate, a 32-unit estate being developed and promoted by the UACN Property Development Company (UPDC) plc, is now ready for occupation.
The N4.5 billion estate located on Cameron Road in the upscale Ikoyi neighbourhood sits on 11,000 square metres of land in an environment awash with green and lush vegetation.
With the completion of the first phase of the estate on which construction started barely 20 months ago, UPDC has once again demonstrated its market leadership and, according to Abdulkareem Mumeen, the Cameron Green project manager, the second phase of the estate will hit the property market in June this year.
The second phase, which is just a few steps away from the first phase, has two blocks of flats on five floors, he explained, adding that it comprises two blocks of 10 units of four-bedroom apartments; 10 units of three-bedroom apartments, and eight units of two-bedroom apartments.
“Cameron Green is a mixed residential development with picturesque landscape filled with ample trees and lush vegetation in line with UPDC’s environmental sustainability goal,” he said, adding that phase 1 of the estate has four units of five-bedroom detached houses each of which is built on approximately 1,000 square metres of land with its own swimming pool.
According to him, the buildings are well spaced to prevent congestion and allow free flow of air, as all mature trees in the estate are retained to avoid environmental disturbance and also to preserve the original ecosystem.
The main features of the estate include low-flow shower and faucet fixtures to minimise water shortage, and large tall windows for good illumination and natural cross ventilation.
Water is taken from a very deep aquifer that requires lesser energy treatment to meet WHO’s standard; drains are buried to avoid erosion effect of open drainage while only 30 percent of the 11,000 square metres of land is built up for maximisation of soft and hard landscaping.
Mumeen said most of the shared facilities in the estate were already in place. These include a borehole and water treatment plant, sewage treatment plant, parking lots, fire alarm and PHCN electricity with a standby generator.
At the blocks of flats, he said, there are three lifts in each of the blocks comprising two passengers and one ghost lifts, adding that all the rooms are well ventilated with a minimum of two windows and that the orientation of the buildings follows the direction of the wind.
“This exclusive lifestyle estate offers a wide choice of luxuriously finished living units; we felled a total of 32 trees during construction and in line with Lagos State policy of greening the environment, and we are planting 105 trees for replacement,” he said.
During the ground breaking to commence construction, which was performed by Dele Onabokun, the former Lagos State commissioner for housing, Hakeem Oguniran, UPDC’s managing director, explained that the ‘green’ in the name of the estate captures his company’s environmental sustainability campaign.
“Our campaign in the past few years in design, concept and execution has taken particular note of the issue of environmental friendliness and sustainability such that everything we have done so far are in line with our new philosophy in that respect.
“There will be natural ventilation for all the rooms; 80 percent of land area is to be used for hard and soft landscaping, while about 20 percent of the whole site is to be built up. Noise pollution is to be reduced by shielding away the services area; there will be one-source of power supply to enhance noise reduction,” he said.
