Civic Towers demonstrates class, achieves 100% occupancy amid tough, slowing market
In a clear demonstration of class and exclusivity, the new iconic Civic Towers has, in record time, achieved 100 percent occupancy at near-asking price at a time when the market environment is tough and slowing, especially for high end commercial real estate where vacancy rate is estimated at 20 percent
This has amply lent credence to the quality of the Towers construction, best-in-class facilities and, most significantly, the expertise and aggressive marketing prowess of the leasing agent.
Strategically located at the key intersection along Ozumba Mbadiwe Street in Victoria Island, Lagos, the iconic Towers, a brainchild of Quantum Capital Partners, a company chaired by Jim Ovia, was constructed by Cappa D’alberto and offers leading corporates a top quality business environment in a vibrant and central commercial location.
Fine and Country International (W.A), the global multi-award winning real estate marketing firm which marketed the Towers, made its debut into commercial real estate leasing in Nigeria approximately 18 months ago, after its launch in the country’s burgeoning s property market seven years ago.
The company, according to its CEO, Udo Maryanne Okonjo, was the Towers’ exclusive marketing consultant and lead leasing broker solely credited for identifying top qualified firms, under very strict guidelines, and negotiating the long term commercial leases on behalf of the developers.
The Towers has Akintola Williams Deloitte, the financial consulting giant and winner of the 2015 Best Company to Work for in Nigeria, as the anchor tenant and the firm was the first to take possession at the Towers after a brief hand-over ceremony recently.
At the handover session, Okonjo along with her commercial property team, officially handed over the keys to the consulting firm represented by Tawanda Gumbo, its managing director, who noted that the unobstructed panoramic water front views of the Five Cowries Creek, which provides a serene and therapeutic effect, was a substantial advantage guaranteed to enhance the creativity of their largely young and upwardly mobile talent pool.
According to him, the choice of the Towers as the new address for their firm was undisputed, explaining that it provided the optimal future proof location for them in the light of its strategic location within the long term Lagos commercial development plans, therefore serving both its current and future needs.
“The iconic nature of Civic Towers and the developer’s profile also match the ethos and excellent service delivery Akintola Williams Deloitte stands for”, Gumbo noted.
Convenient and multiple transportation options are part of the key distinguishing features of the Civic Towers as it provides a jetty transportation directly to the offices, and it is quite close to a helipad. At the apex of this facility dubbed ‘the intelligent building’, sits a state-of-the-art central communication tower that ensures efficient and seamless communication throughout the building. It parades other facilities including a raised floor for electrical cable management on all office floors; double glazed curtain wall systems to minimize solar heat gains, plug-and-play internet facility, water treatment plants, and two units of 500KVA generating sets for alternative power supply.
Others are intruder alarm, automated high sensitive fire alarm system, access card control, CCTV systems and 6,060 square meters of lettable office areas, multi-storey car parking facility, a jetty, leisure/cafe room, drivers’ lounge, and 24-hour security personnel.
The remaining multi-national tenants at the Towers are to take possession by December this year.
