Cross & Churchill responds to market demand, economic situation

…offers residential opportunities in affordable apartments
In line with the present economic situation in Nigeria which has contracted productive activities, reduced household and organisation’s income, and crimped individual purchasing power, many services and products providers, including real estate developers, are rethinking their offering to reflect observable realities.
For Cross & Churchill Estates Limited, this is time to scale down projects size with a view to responding to market demand which is no longer looking for mansions and villas, but small size, well finished apartments that are not only functional, but also affordable.
A relatively young company that opened for business 10 years ago, Cross & Churchill has grown to be one of the notable real estate development companies in Lagos, Nigeria, focusing on the development and sale of both landed and residential properties. It has built a large portfolio of properties and has, by so doing, created value in vintage locations and distinctive communities.
Before now, it concentrated efforts at delivering terrace houses which were quite pricey, but has decided to make a shift to deliver products that buyers can relate to in terms of pricing. “Our current projects have the current situation in the economy in mind”, said Taiwo Ogunbodede, the Group’s CEO, in an interview.
The company has embarked on two new developments, namely Orangeville and Shepherd 11 Apartments located in Okun Ajah and Ibeju Lekki respectively. While Orangeville is a 24-unit apartments block comprising 12 units of 2-bedrooms and 12 units of 3-bedrooms, Shepherds 11 is a 16-unit project consisting of 8 units of 2-bedrooms and another 8 units of 3-bedroom apartments.
As a further demonstration of its understanding of the challenges in the property market, the company has put in place mechanisms aimed to stimulate interest and demand.  “Before now, we were demanding as high as 30 percent down-payment from buyers. Now, for these our new projects, we are asking for just 10 percent and the rest payment spread over 24 months”, Ogunbodede informed.
According to him, this flexible payment plan coupled with their build-quality, affordable pricing, quality, accessible, serene and cozy location, etc have put them ahead of competition. “These are in line with our mission ‘to be the destination for the provision of affordable, innovative and customer-centric real estate solutions within Nigeria and Sub-Saharan Africa landscape’.  They also align with our vision of a property market where we want  ‘to be the dynamic provider of cutting edge real estate products and services with trust, professionalism and robust customer care as our operating philosophy”, he said.
In the light of the above,  Orangeville also known as The Berkshire Apartment is designed as an iconic and ingeniously conceived development perfectly located in ‘mid-town Lekki’ with seamless access from the mainstream neighborhoods of Lekki Phase1, Ikate, Jakande and Chevron and the Central Business District of Victoria Island, koyi, Marina  and Broad Street.
It is a chic edifices spreading across three floors that blend modern attitude with traditional delight to create contemporary living with high specification facilities.  It  has bespoke living  and dining rooms which were crafted with  residents’ extra coziness in mind.
Other facilities in this edifice include visitors toilet,  maid room,  storage room,  spacious living room,  dining area, comfortable master’s bedrooms , fully-fitted kitchen with heat extractor, contemporary bathroom,  toilet designs  and fittings, beautiful floor design with vitrified tiles, spacious and carefully conceived floor plan, and  massive headroom allowance in every space.
Shepherds 11 Apartments, coming after a successful outing with Shepherds 1, is a 16-unit standard but affordable  three-bedroom apartments. It is a well crafted luxury home offering a blend of modern attitude with traditional neighbourhood comforts that bring a new meaning to urban living.
The project is located shortly after Adiva Plains/Beechwood Estates, Lakowe Lake Resorts and Mayfair Gardens. It is about 5 minutes drive before the Amen Estates and about 8 minutes drive before the junction of the proposed new Lagos Airport.
Like Orangeville, this project boasts visitors toilet,  maid room,  storage room,  spacious living room,  dining area, comfortable master’s bedrooms , fully-fitted kitchen with heat extractor, contemporary bathroom,  toilet designs  and fittings, beautiful floor design with vitrified tiles, spacious and carefully conceived floor plan, and  massive headroom allowance in every space.
Its exterior parades  security post, gate house and full security apparatus;  water treatment plant, paved premises, drains and walkways,  parking space for, at least, two cars per apartment,  and central generator which is not included in the purchase price.
