Interest in prime office space mounts as equity investor unveils Alliance Place

In what seems a demonstration of  unwavering confidence in Nigerian economy and also in line with the mounting interest in  prime office space market in Nigeria, Lagos especially, African Capital Alliance (ACA), a private equity firm, has unveiled its iconic office complex known as the Alliance Place.

Rising 11 floors from the ground level, the upcoming office tower will, on delivery by November 2016, serve the dual purpose of hosting the firm’s corporate head office and also raising the bar in  the Lagos grade A office space market with an additional 6,000 square metres.

Tucked away in the extreme end of Alfred Rewane road, the new development will have as its close neighbours other imposing high grade office towers such as Heritage Place, Kingsway Towers, Southern Sun Hotel and the foremost Golden Gate restaurant.

“Alliance Place is an effort that grew out of our desire at African Capital Alliance to have our own office space,” Obi Nwogugu, Head, Real Estate Investment  Unit of ACA told BusinessDay at the ground breaking ceremony of the project in Lagos.

The project which will be developed by Edimara Properties Ltd, a joint venture initiative between African ACA and Samges Investments Limited boasts 7,000 square metres of Gross Lettable Area in its seven floors, as four other floors would serve as parking space.

“We will be on one of the seven floors, while other floors will be available to other tenants,” Nwogugu said, explaining that the project’s convenient location will serve as a major attraction to prospective tenants.

Besides its aesthetics, Alliance Place will be an environmentally friendly and energy efficient building.

“From our lift systems to the air conditioning and lighting, we would be minimizing power consumptions by as much as 40 percent;  we also have water savings features and our lighting system has been designed in such a way  that it takes advantage of the façade,” he explained.

Precisely, a high performance glass curtain wall and contemporary interior finishing will be designed for ease of maintenance.

According to its promoters, the glazing on the building will ensure that it reduces the light and cooling consumption thereby lowering occupancy costs of its tenants.

Security and access control systems will be given top priority, yet will remain user-friendly for tenants and visitors.

Also, a circular traffic management system will enhance safety and accessibility to and within the building.

The project will be executed by a team of consultants including Greenhouse Inc. Limited and EQ3 (project managers), Ngonyama Okpanum & Associates (architects), Arup (civil & structural engineers), Kunle Ogunbayo Associates (mechanical & electrical engineers) and Natuhab (project and regulatory consultants).

The main building contractor is BCL Ltd who is bringing close to 25 years of experience to the Lagos construction arena and utilize leading edge methodologies to ensure that budget, quality and delivery programmes will be met.
