James Pinnock Place holds promise for 80 families as construction begins

In the next 18 months, as many as 80 families will be taken off the housing market presently crowded by 17 million Nigerians who do not have their own homes, the developers and promoters of James Pinnock Place  have promised on the estate billed for delivery in November 2016.

James Pinnock Place, an up market housing estate comprising 80 units of different house-typologies estimated to cost N5 billion, sits on three hectares of land within the larger 84.11-Pinnock Beach Estate in the Lekki corridor of Lagos. It comprises  five bedroom detached houses,  four-bedroom semi-detached houses, three-bedroom apartments with servants quarters, and four-bedroom maisonette, all with servants quarters.

Construction started recently on the estate being developed by UACN Property Development Company (UPDC) Plc following a ground-breaking ceremony and turning of the sod performed by Murtala Aliyu, the president of the Nigerian Institute of Quantity Surveyors (NIQS).

“Pinnock Beach Estate has been envisioned and is being developed to become a best-in-class residential community with a picturesque, serene and secure environment. Emphasis has been placed on communal living in a great neighbourhood with the provision of green areas that can be used as recreational facilities for children, adults & families”, said Hakeem Oguniran, UPDC’s MD, at the groundbreaking event.

According to Oguninran, James Pinnock Place was the third phase in the Pinnock Beach Estate development, adding that the first two phases of the estate and the waterfront area which consisted of Site and Service plots were completed in 2008, while work was ongoing in phase three which was a combination of residential development and site and service plots.

For UPDC, James Pinnock Place is a  significant milestone not only because Larry Ettah, the company’s chairman, noted it was their 10th major project in the Lekki corridor of Lagos having earlier promoted other developments including Cable Point, Treasure Gardens, Updc Estate, Romay Gardens, Metro Gardens, Pinnock Beach Estate, etc , but also because  the company was introducing flexibility in its development.

“The important thing about this Place is that the customer has flexibility about their type of finishing. Some customers are taking full advantage of this, but others want to have full units delivered to them. There is also flexibility in terms of payment; customers can have their payments structured for them according to their ability to pay”, Oguniran explained, assuring investors of good returns on their investment.

The estate, named after a progenitor of UACN Plc, presents a unique value proposition for customers and its unique designs, expansive spacing, alluring greenery and world class facilities and amenities will position it as the best-in-class in the Nigerian built environment.

Recreational facilities to be provided on the estate include swimming pool, gymnasium, children’s playground, air conditioning system in the rooms, fully fitted kitchen, external CCTV, etc.

Other facilities to be provided are uninterrupted power supply, borehole and water treatment plant, fire alarm system, burglar alarm system, ample parking space for residents and visitors, among others.

Oguniran pleaded with the government to focus on, at least, primary infrastructure, saying it was the responsibility of the government to provide that.

“The more government takes the role of providing primary infrastructure, the more the consumer benefits because that will reduce the cost of construction and ultimately the cost of housing”, he noted.
