Omais Homes N600m Trinity Mall ready for occupation in 2 months
Fifteen months after turning the sod for the construction of the N600 million Trinity Mall, the developer, Omais Homes Limited, has assured buyers that they will collect their keys and open for business in the next 60 days.
Trinity Mall is a four-level, including ground floor, ultra-modern complex sitting on a large expanse of land at a prime location on Obafemi Awolowo Road, Ikeja, a few minutes drive from Ikeja City Mall and Alausa, Lagos State’s seat of power.
Omochiere Aisagbonhi, chairman/CEO, Omais Homes, told journalists during a facility tour of the project that they have been able to replicate what obtained elsewhere in the world by delivering projects in time and on budget, saying Omais Homes had in the same fashion delivered several other projects in Lagos with many others at various stages of construction.
“Most of these projects are for residential purposes, although there are several bank branches, business offices and housing estates which we have developed for some banks,” he said.
According to him, Trinity Mall is the flagship of their property developments and an extension of their Trinity range of residential properties, including Trinity Court 1 in Idi-Iroko, Maryland; Trinity Court 2 at Mende, Maryland, and Trinity Place at Opebi, all in Lagos.
“Trinity Mall is over 90 percent completed; what we are doing now is putting finishing touches and hopefully by June this year, we will commission the mall,” he assured.
Aisagbonhi noted that in terms of location, convenience and quality, “Trinity Mall is ahead of its peers,” disclosing that over 50 percent of the spaces have been either rented or leased.
“These spaces have been taken up by IT and telecoms companies, clothing and accessories, eatery and so on,” he said, adding that there were still spaces for banking operations, department stores, bar and coffee shops, dry cleaning, sports goods, etc.
According to him, the small spaces in the mall are leased for N6 million for a 10-year period, or N15 million for outright buy, while the big places are sold at N300,000 per square metre.
Akin Akinyemi, the project manager, who conducted journalists round the mall, highlighted some of the unique features that make the mall thick.
To him, the project whose design is avant-garde has four main sources of energy including solar, generator, PHCN and inverter, and about 60 percent of the project site have been dedicated to parking.
“Every shop space here has its own convenience while there is a public convenience on every floor; if you look at our finishing, you will see that much attention has been paid to aesthetics,” Akinyemi said.
The mall boasts of world-class facilities that create exquisite, breath-taking ambience aimed to ensure that the business area is comparable to any of its kind worldwide.
The design is a mix of rugged Nigerian and fine-honed international structural details. The shops are of various shapes and sizes, with provisions for lock-up, open plan and see-through styles.
There is ample parking space, an elevator, a lift, 24-hour power and water supply, air-tight security with CCTV surveillance, digital television such as DStv, wireless internet system, etc.
Commending the Lagos State Ministry of Physical Planning for improving on their project monitoring, Aisagbonhi however pointed out double taxation as a major challenge facing developers in the state, describing it as a disincentive.
