Orchid Court ready for occupation as developer eyes commercial real estate
The iconic Orchid Court developed and promoted by Briscoe Properties Limited (BPL) is now ready for occupation and what BusinessDay saw during a tour of the facility recently was a confirmation of the developer’s contention that it is delivering homes and not just houses.
In its short history in Nigeria’s burgeoning yet challenging property market spanning roughly 10 years, Briscoe Properties, a subsidiary of Briscoe Nigeria Plc, has carved a niche for itself as a destination for quality homes where brick and mortar speak only the language of class, taste and exclusivity.
From its 12-unit Aloe Vera Court in Maryland, 18-unit Heliconia Court ,Yaba and now the 25-unit Orchid Court located in the low density residential part of Ikeka GRA, the company has demonstrated bespoken capacity for delivery and quality which has endeared it to discerning buyers and savvy investors.
“We don’t look at profit first in our developments; we are more concerned with quality and delivery not only in time but also on budget; for us, money is not made at the expense of quality and this is why we do just one project at a time to ensure that we deliver”, said Seyi Onajide, the chairman of BPL, at a press conference to announce that the estate was ready.
Onajide, who is also the Managing Director/CEO of Briscoe Nigeria Plc, explained that BPL was very passionate about quality because it had the duty of sustaining the quality tradition of its parent company which, he enthused, was already an unimpeachable brand in Nigeria.
Having done relatively well in residential property development, he disclosed, their next outing would include commercial real estate such as retail and office space developments, assuring that they were perfecting their strategies to make that happen.
Orchid Court, a gated upscale community estimated to have cost over N2 billion to build, sits on more than three acres of land with different house-types built in clusters to enhance the ambience and aesthetic beauty of the entire development.
It enjoys location advantage in Ikeja GRA considered as one of Lagos’ finest, long established communities known for its quality neighbourhoods that include fine restaurants, boutiques, schools, shopping districts and recreation opportunities such as the Ikeja Golf and Country Clubs.
Shade Hughes, the company’s Managing Director, highlighted some of the unique features of the Court that differentiate it from others in the same neighbourhood, saying that it has easy access to mortgage facilities for installment payment to be provided by Imperial Homes Mortgage Bank.
She listed other features as Briscoe’s track record and delivery capacity made possible by what she called internal competence; fully serviced, gated community facility management; security of property title standing at 99 years from 2005; private recreation area with gym and swimming pool, and integrated facility management services.
Hughe disclosed that apart from property development, the company also has expertise and competences in project management, facility management, property sales and leasing, and property management, pointing out that, over the years, they have built a clientele base that comprises high profile institutions, corporate bodies and private companies.
