Stallion Ranch: Innovative approach to housing, community development
It will be a sight to behold on delivery. Just off Nigeria’s economic capital, Lagos, is a community which can be described as the first of its kind in this part of the world, where homeowners will have the rare privilege of residing in an estate with modern amenities for horse racing.
This effort is Building Diagnostic’s new and innovative approach to housing and community development. And this community which sits on a large land mass of about 62 hectares will give its residents access to horses and horse-related sports as part of their living experience.
It’s welcome to Nigeria’s first equestrian estate— Stallion Ranch—which is being developed by Building Diagnostic Limited as a horse-centric suburban community for horse race lovers, quality and suburban life.
It is hoped that Stallion Ranch will spice Nigeria’s real estate market as mid income earners will, for the first time, have an estate with amenities which, before now, had been exclusively designed for the elite.
Located along the Ofada-Papa Road, on the outskirt of Lagos, the estate which is within five kilometres radius of Prime Estate also has as its close neighbours Master Golden Estate, proposed Chrisland University among others.
On completion of the ongoing Mowe-Ofada road dualization, the Ranch will be just 10 minutes drive from the Redemption Camp, as it is only 10 minutes drive from Mowe Town, 25 minutes drive from the Lagos toll gate and 30 minutes away from Ewekoro, Elephant cement factory.
Currently, the construction of the recreational club house, perimeter fencing, and gate house are on going at the Ranch with the laying of fibre optics and construction of other complementary amenities soon to commence.
“What we have set out to achieve is to provide young families and mid income earners a community away from the hustle and bustle of metropolitan Lagos; a place where they can enjoy a serene and comfy environment for horse racing and also reside within the same estate,” Sina Oladeji, the developer of Stallion Ranch, told BusinessDay in an exclusive chat in Lagos.
The estate will be segmented into two zones; The Imperial and Model zones. The imperial plots which sell for N2.88m on outright payment or N100, 000 for 36 months also include water front plots which are 10 percent costlier than the regular imperial plots.
Amenities expected at this section of the estate include paved access road, dedicated transformer for stable electricity supply, water treatment plant, a helipad, club house, shopping arcade, comprehensive ancillary amongst others.
The Model Zone which is a gated community will come with amenities such as horse racing arena, perimeter fencing, borehole amongst others with a plot currently selling for N560,000 on one-off payment or N28,000 in 24 months.
However, in a bid to ease homeownership process for first time buyers, its promoters recently unveiled its Built To Last (BTL) initiative which, it says, will deliver about 100 units of mixed use houses in the next 18 months.
The house types include three-bedroom semi-detached bungalows, three-bedroom detached bungalows and four-bedroom semi-detached and fully detached duplex houses.
According to Oladeji, the units will be sold off-plan with a unit of a three-bedroom semi-detached bungalow selling for N7 million while a unit of a fully detached three bedroom bungalow will sell for N7.6 million. Also the four-bedroom semi-detached and fully detached duplex will sell for N12.6 million and N15.6 million respectively with flexible payment plans available.
